By being pro-active and investing in a Pre-Sale inspection before your property is officially listed for sale places you one step ahead of the buyer. The intention of a Pre-Sale Inspection is to enable you the opportunity to rectify any unknown surprises before going to market and to provide you with confidence during the negotiation stage of your sale. It is for your benefit alone and is not intended for the purchaser.
Selling a property can be stressful as buyers generally don’t come along every day, so the more you can mitigate any potential concerns, the more chance you will have of converting a future ‘Offer’ into a confirmed ‘Sale’.
We allow up to 3 hours for every inspection as a standard rule of thumb. Some homes will take less time and others may take longer. It all depend on the size, condition, number of issues found, persons present and whether your home has specific features or not.
Yes, you are welcome to stay at home, as long as you don’t offer our inspector a cup of tea so that his time management stays on track!
Our standard fee is $995 + gst which covers most average size homes.
If your home is over 270sqm, includes a self contained unit or flat as well as the main house, is of a very sub-standard condition or has a complex design then we will provide you with a quote.
We will email your report to you within 24-48 hours
Thermal imaging is undertaken throughout the home in realtime mode. It is only when a problem is found that an image will be taken and included within your report. If there are no problems then there is nothing to take an image of, therefore not all reports will include images.
If you choose to fix any issues we find then we can return and re-inspect only those items. We cannot update the original report but we can provide you with an Addendum that you can attach to the report. The cost for a re-inspection is $195 + gst.

Workmanship is not considered by the Council unless it is so bad that it affects the buildings ability to comply with the Building Code. The quality of workmanship can be a good indicator of future performance. If our inspector feels the quality of workmanship is below an acceptable industry standard and may cause or is likely to cause a problem, he will let you know.
Both a thermal imaging camera and a capacitance moisture meter are used in conjunction with each other throughout the dwelling to ascertain if any excessive moisture exists. A thermal imaging camera is used in ‘realtime’ mode and images are only taken, recorded and included in a report in the instance of an anomaly being identified.
Limitations can occur as moisture can only be detected if it is present. If weather conditions have been dry leading up to an inspection, it is possible that any moisture that is usually present during cooler or wetter months may have dried out.
It is important to understand that thermal imaging and moisture detection does not guarantee that no moisture exists, however when operated by a trained and experienced inspector, both a thermal imaging camera and moisture meter are fantastic tools that help minimise your risk.
In the event that excessive moisture is detected, your inspector will provide an opinion in terms of whether a further invasive investigation is required.
“Weathertightness” generally relates to properties built between 1990 and 2005 regardless of the cladding type. While generally associated with “monolithic” claddings, other significant contributory factors of risk or failure can also be the design, location, workmanship and detailing.
Moisture detection equipment is a valuable tool to help determine whether there may be any moisture ingress detectable at the time of the inspection. However, nil indication of moisture ingress is not a nil indication of known weather tightness risks, or even moisture ingress. We will tell you of any known weathertightness risks with the property so that you can make an informed decision about the property.
A suitably well trained inspector should know the clues and risk details to look for and be able to advise you of them.

We can also provide a copy of the report to a nominated real estate agent or other person. Please provide permission for this when making an inspection booking.
Your report will be provided to you in .pdf format and we provide a follow up discussion to you if required, once you have the report.
Your inspection date and time will be confirmed with you prior to the visit. We allow up to 3 hours for every inspection as a standard rule of thumb. However some homes will take less time and others may take longer. Our preference is that you are not present during the inspection process as it is important that the inspector can focus on the job at hand and complete his report without any interruption. This ensures efficiency and good time management. However, you are more than welcome to turn up towards the end at which time the inspector will be familiar with the home and be able to brief you on his findings.
Our pre-purchase standard fee is $895 + gst which covers most average size homes. If the home is over 270sqm, includes a self contained unit or flat as well as the main house, is of a very sub-standard condition or has a complex design then we will provide you with a quote. Payment is to be made in full upon the delivery of the report. Payment can be made by cash, cheque, Direct Credit, Visa or Mastercard.
A report will be provided to you within 48 hours after the inspection visit. We are happy to provide a follow up discussion with you after you have read the report.
Monolithic cladding is a cladding of sheet material which forms a continuous mass, with an applied coating to give the appearance of a seamless cladding. Examples include: stucco, exterior insulation and finish systems (EIFS) and plastered fibre cement sheets. Many properties in Queenstown and Central Otago have been constructed using monolithic cladding which can carry a stigma of being more likely to be a "leaky home”.
Often it isn't the cladding product itself which is faulty but the way it has been installed. Monolithically clad properties should not leak if they have been correctly constructed, have had the final coat of waterproofing correctly applied; and are well maintained.
